About Nomad
A new company, saying so plainly.
Nomad Vacation Rentals LLC was formed in 2026 to rent vacation homes directly, from the company that manages them, with one 4% booking fee instead of the 14.1–16.5% a marketplace adds. That is the whole idea. Everything below is either a fact about the company or a description of how we intend to work — and we have tried hard to keep those two things clearly apart.
How we operate
Three rules we do not bend
Say the hard thing on the listing page
Steep driveway, no air conditioning, a loud street on Saturday, a 1921 staircase. A real limitation described in advance is forgiven; the same one discovered at 11pm is not.
Publish nothing we cannot show you
No review we did not receive, no statistic we did not measure, no guarantee we have not written down. This site is built so that an unverified claim fails the build rather than reaching the page.
One price, itemized
The total is the total: rate, cleaning, tax and one 4% booking fee instead of the 14.1–16.5% a marketplace adds. No resort fee, nothing that appears on the last screen.

That table is deliberately unflattering in two rows. A company that has not operated yet does not have a performance record, and dressing one up would be the first dishonest thing we did.
Why we exist
Two things happen when a vacation rental only exists on a marketplace. The guest pays a service fee on top of the rate the owner set — Airbnb publishes it as 14.1%–16.5% of the booking subtotal — and nobody in the transaction has a relationship worth protecting. The platform mediates every conversation, so a broken water heater becomes a support ticket rather than a call to someone who can send a plumber.
Nomad exists to remove the middle: we manage the homes, we rent them to you directly, and the total you are quoted is the total you pay, with one 4% booking fee instead of the 14.1–16.5% a marketplace adds. That is not a claim about how well we do it. It is a description of the arrangement, and you can check every part of it on this site before you spend anything.
Meet Sean
Sean Normoyle, founder · based in San Diego, California
Hi, I’m Sean. I’m a real estate professional based in San Diego, California, and I enjoy creating comfortable places where guests can relax and make lasting memories.
Real estate development is the part I’m genuinely passionate about. I didn’t buy these houses finished — I created and designed each one myself, which is why every home reads a little differently. I own several vacation rentals, and each one offers something a little different.
I believe great hospitality comes from paying attention to the little details. I’m a quick responder, easy to get along with, and always happy to help make your stay as enjoyable as possible. What I want is for your stay to be enjoyable and stress-free.
When I’m not working, you’ll usually find me watching nature shows, spending time with my two mini Bernedoodles, or planning my dream trip to Fiji. I also love to get out and enjoy a sporting event and a great meal.
I look forward to hosting you.
- I designed and developed each of these homes myself
- You are dealing with me or someone I work with directly, not an agency
- I formed Nomad Vacation Rentals LLC in 2026 to rent them directly
Nomad is small. Sean hosts some of these homes himself, and for the others he works with a local team he chose and works alongside — they handle cleaning and turnovers, maintenance and repairs, and guest messages. So the person who answers you may be Sean or it may be one of them, and either way it is someone who can get to the house, not a call center in another state. What does not change is that you are dealing with the people responsible for the home you booked rather than a platform sitting between you.
What we are not
Not a platform, not a franchise, and not a technology company that happens to hold keys. Not affiliated with Airbnb, Vrbo or Booking.com. And not an established operator — if a long track record is what you need before you book with a company, that is an entirely reasonable position, and we would rather you took it than felt misled into a first stay.
What we will not put on this website
Reviews we did not receive. A star rating we did not earn. A response-time figure we have not measured — Sean will tell you himself that he replies quickly, and that is his word rather than a statistic. A guarantee nobody has drafted or underwritten. A revenue figure for an owner whose home we have not seen. A phone number or an address that does not connect to anyone. Every one of those is easy to write and impossible to take back, and each of them was on this site before this page was rewritten.
What we publish instead is the fee arithmetic with its sources attached, the standard a home has to meet before it appears here, and the policies in full before you book.
Meet your host
Hi, I’m Sean
I design and develop these homes myself, and I host them myself. When you book here you are dealing with the person who built the house and who answers for it — the rate, the condition and the policy you are held to.

What we publish instead of reviews
Nobody has stayed yet, so there is nothing to quote, and every review we ever publish will be attached to a booking and left unedited. Meanwhile there are four things on this site you can check yourself before you pay anything.
- The all-in total, itemized, before the payment step — not a nightly rate that grows at checkout.
- The marketplace fee arithmetic, with each figure linked to the marketplace’s own published schedule.
- Check-in times and house rules written out in full on the home’s own page, not summarized.
- What each house is not: the stairs, the cameras, the road in. Published before you book rather than explained afterward.

The terms, before you book
Nothing below is behind a checkbox at checkout. If a policy changes, it changes here first.
How pricing works
You are quoted the nightly rate, the cleaning fee, applicable lodging tax and any add-on you selected. 4% booking fee, not 14.1–16.5% is added at any step, and the nightly rate is not raised to absorb one.
Payment and security
Payment is taken over TLS on the PCI-certified checkout our booking platform provides. Nomad never sees, handles or stores your card number. Which company appears as the merchant on your statement depends on the platform plan the home is on, and it is named on your confirmation.
Cancellation
Cancellation terms are set per home and printed in full on that home's page and in your confirmation email. There is no tier name to decode — you will see the dates and the amounts.
Until a home is published, its terms are not final and are not shown.
House rules
Every home publishes its own rules — occupancy, quiet hours, pets, events, parking — on its page, before booking rather than after arrival.
