Who we are

This website, nomadvrs.com, is operated by Nomad Vacation Rentals LLC (“Nomad Vacation Rentals,” “Nomad,” “we,” “us”), an owner-operated vacation rental company with homes in Colorado and California. This policy explains how we handle personal information collected through this website, our booking pages, email, phone calls and text messages.

Information we collect

Information you give us. When you fill out a form, book a stay, call, text or email us, we may collect:

Your name, email address and phone number
Trip details such as dates, number of guests and pets, and any message you send us
For property owners: property address, market, bedroom count and notes you share about your home
Your newsletter sign-up email, if you choose to join
Reservation details needed to host your stay

Information collected automatically. Like most websites, our hosting provider receives standard technical data when you visit, such as your IP address, browser type and the pages you request. This website does not set its own advertising or tracking cookies.

Payment information. Payments are handled by our booking platform, Hospitable, and its payment processors. Your card details are entered on their secure booking form and never pass through or get stored on this website.

How we use your information

To answer your questions and respond to inquiries
To confirm, manage and host your reservation, including check-in details and stay updates
To send text messages you have agreed to receive (see SMS Terms & Conditions)
To follow up with property owners who request an evaluation or ask about our services
To send our newsletter, if you sign up — you can unsubscribe at any time
To keep the website secure, prevent fraud and meet legal, tax and accounting obligations

Text messaging and your mobile number

If you give us your mobile number and agree to receive texts, we use it only to communicate with you about your inquiry, reservation or stay. Message frequency varies, and message and data rates may apply. Reply STOP to opt out or HELP for help at any time.

No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. All the above categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.

How we share information

We do not sell or rent your personal information. We share it only with service providers that help us run the business, and only as needed for them to do that work:

Hospitable — booking calendar, reservations and payment handling
GitHub Pages — website hosting
FormSubmit — delivers website form submissions to our email inbox
Dialpad — business phone calls and text messages
Email providers — to send and receive email with you
Map and font providers — our pages load maps (OpenStreetMap data with CARTO map tiles) and web fonts (Google Fonts and Fontshare), which receive your IP address when your browser requests them

We may also disclose information when required by law, to protect the safety of guests, neighbors or our homes, or in connection with a sale or transfer of the business.

If you book through Airbnb, Vrbo or Booking.com, that platform’s own privacy policy also applies to the information you give them.

How long we keep it

We keep personal information only as long as needed for the purposes above — for example, reservation records for tax and accounting periods — and then delete it or keep it in a form that no longer identifies you.

Your choices and rights

Texts: reply STOP to any message to stop receiving texts.
Email: use the unsubscribe link in any newsletter.
Access, correction and deletion: email us to ask what information we hold about you, to correct it, or to delete it. Depending on where you live, including California and Colorado, you may have additional rights under state privacy laws, and we will honor them as those laws require.

We will not treat you differently for exercising any of these choices.

Security

This website is served over HTTPS, and we limit access to your information to the people and providers who need it. No method of transmission or storage is completely secure, but we take reasonable steps to protect what you share with us.

Children

This website is not directed to children under 13, and we do not knowingly collect personal information from them. Reservations must be made by an adult.

Changes to this policy

We may update this policy from time to time. The date at the top of this page shows when it was last changed.
