The Nomad portfolio

A portfolio we can vouch for, home by home.

Mountains or coast, depending on the vibe — privately owned homes we manage ourselves and rent to you directly. The standard for getting in is published below, and it does not move as the portfolio grows.

Every figure on this page is computed from the published portfolio at build time. Nothing here is a rounded marketing number, and a home being prepared is not counted.

Portfolio at a glance

The collection, counted

Four measures of what the portfolio actually is today. Each one carries the definition we used, because a statistic without a footnote is decoration.

Homes published
2
Counted from published homes only. A home being prepared is not inventory.
Destinations open
2
Evergreen and San Diego. Places with a home you can book tonight, not places we have written about.
Neighborhoods represented
1
Counted only where a published home actually sits — no coverage claims.
Booking fee
4%
Added once, to the nightly rate plus the cleaning fee. Airbnb's guest service fee runs 14.1–16.5% of the subtotal.

All four are counted from the published portfolio at build time. There is no rating and no guest-volume figure here because there have been no stays yet — when there have, those numbers will appear with the same footnotes.

Coverage

Where the portfolio is

Each marker is a market, badged with the number of published homes in it. If a market is not marked, there is nothing to book there today.

Markers show live markets and the published home count in each. Map data © OpenStreetMap contributors.

Where we are building

Colorado and California, and what each is for

The portfolio is deliberately deep in a few places rather than thin everywhere. Here is the character of each region and the markets inside it.

Where the plains stop and the Front Range starts — cedar and brick, wood heat, hot water outside in the cold, and a trailhead or a creek inside a five-minute walk. This corridor sits inside forty minutes of Red Rocks and inside an hour of Denver's airport, which is why one booking here tends to become two trips.

The southern California coast rewards one specific thing: being able to walk to sand, barefoot, carrying a chair, in under ten minutes. Everything else — the boards, the bikes, the outdoor shower, the wagon — exists so the car stays parked for the week.

Where do you want to be?

Start with the ground under the house

The portfolio is grouped by where you actually want to wake up. Each one opens on the homes that qualify for it and the written test they had to pass to get there.

The standard

What has to be true before a home is published

This is a rule we keep, not a ratio we measured. It applies to the first home exactly as it will to the hundredth.

  1. It is a home we manage

Nomad is not a listing site. A home appears here only when we hold the management agreement for it, so the person answering your message is the person responsible for the house.

  2. The page is checked before it goes up

Bedroom count, bed configuration, bathrooms, parking, the road in, the things that are awkward about the place. A home stays unpublished until every one of those is confirmed rather than assumed.

  3. The price on the page is the price

One nightly rate, the cleaning fee, tax, and one 4% booking fee instead of the 14.1–16.5% a marketplace adds. No resort fee, and nothing that appears for the first time on the last screen.

  4. The policy is published with it

Cancellation terms, payment schedule and house rules are on the page before you book, in full, not summarized into a tier name.

  5. It comes down if it stops being true

If something changes at a house and we cannot describe it accurately, the home is unpublished until we can. An unpublished home is not counted anywhere on this site.

A home that no longer meets the standard is unpublished until it does. Owners can read the same standard from the other side.

Meet your host

Hi, I’m Sean

I design and develop these homes myself, and I host them myself. When you book here you are dealing with the person who built the house and who answers for it — the rate, the condition and the policy you are held to.

Own a home in a Nomad market?

The portfolio is being built now

We are a new company taking on homes in Evergreen, Denver, San Diego and Coronado. What we can offer an owner today is full management, a direct-booking page for the home that does not pay a marketplace commission, and a management fee quoted only after we have seen the property. What we will not offer is a revenue projection before that visit.

If your market is not one of ours yet, tell us anyway — owners are usually how a market opens.
