Property management
We are building the portfolio now. Tell us about your home.
Full-service short-term rental management across Evergreen, Denver, San Diego and Coronado, with a direct-booking page for your home built in — so the nights booked here never pay a marketplace commission at all.
Before you read any further: Nomad Vacation Rentals LLC was formed in 2026. We have no owner case studies, no revenue-lift figures and no performance record, because there has not been time to have one. Everything on this page is a description of the service, not a claim about results.
What you get
One fee, everything included
What management covers
Listing creation and photography, pricing, calendar and channel management, guest communication, cleaning and linen, maintenance coordination, and lodging-tax registration and remittance.
A direct-booking page for your home
Your home gets a page on this site with structured data, local content and a real checkout, so a booking that arrives here does not pay a marketplace commission.
Pricing you can see
Rate changes are visible to you with the reason attached. You keep the ability to block your own dates at any time.
One fee, quoted after we see the home
A percentage of collected rent. We quote it once we have walked the property, because quoting before that would be a guess dressed as a price.
Do the arithmetic first
An estimator that runs on your numbers, not ours
We will not hand you a revenue projection for a house we have never seen. What we can do is show you the arithmetic: you supply the nightly rate, the occupancy and the length of your season, and the estimator shows the formula and the result on screen. It is a calculator, not a forecast.
How onboarding works
The sequence, in order
We have not published a turnaround time because we have not run enough of these to quote one honestly. The order of the work is fixed; the calendar is agreed with you.
| First | A walk-through of the house, a look at what licensing your city and county require of it, and a written scope of anything it needs before guests arrive. |
|---|---|
| Then | Photography, the listing copy, linen and supplies, and access — agreed with you in writing before anything is bought. |
| Then | Pricing set with you, the channel listings created, and the home’s own page published on this site once every fact on it has been checked. |
| Ongoing | Bookings, guest communication, turnovers, and a monthly statement itemizing every booking and every cost. Payouts on a schedule written into the agreement. |
Management fee: quoted after we have seen the home. It depends on the property, the market and how much of the operation you want us to run, and quoting a number before that visit would be a guess dressed up as a price.
Owner questions
What owners ask first
If the answer you need is not here, send it to us and we will answer it here as well as to you.
Ask us something elseWhat do you charge?
A percentage of collected rent, quoted after we have seen the home. We do not publish a headline percentage — the right number depends on the property, the market and how much work it needs, and we would rather quote once than advertise a figure we have to walk back.
How long is the contract?
Terms are agreed in writing before anything starts, and you will have the full document to read before you sign. We are not going to characterize our own agreement in marketing copy — ask for it and we will send it.
Will you take my home?
Tell us about it. Nomad is new and building the portfolio deliberately, so the honest answer on any given home is a conversation rather than a scoring rubric. We will tell you plainly if it is not a fit.
How fast can you launch?
It depends on licensing in your jurisdiction, photography scheduling and what the home needs. We will give you a specific timeline for your home once we have seen it, not an averaged one before.
Do I keep control of my calendar?
Yes. Owner blocks are yours to set at any time.
Meet your host
Hi, I’m Sean
I design and develop these homes myself, and I host them myself. When you book here you are dealing with the person who built the house and who answers for it — the rate, the condition and the policy you are held to.
Sean Normoyle, founder · based in San Diego, California
- I designed and developed each of these homes myself
- You are dealing with me or someone I work with directly, not an agency
- I formed Nomad Vacation Rentals LLC in 2026 to rent them directly
Start with a conversation, not a contract
Send us the address and a few photographs and we will tell you honestly whether this is a fit. If it is not, we will say so rather than take the home on.
