Front Range Foothills · 1 home in the portfolio
Evergreen sits at 7,220 feet in the ponderosa belt above Denver, where the plains give up and the Front Range begins. It is a working mountain town, not a resort: an elk herd on the golf course, a lake loop that freezes hard enough to skate in January, and a main street of outfitters and coffee roasters that has resisted being cute. Our Evergreen homes are chosen for the thing people actually come for — a deck facing west, a stove that throws real heat, and enough quiet that you can hear snow come off the roof.

Why here
The amphitheatre is a straight shot down Bear Creek and Highway 74 — close enough to make a weeknight show, far enough that you sleep in silence afterward.
Aspen gold in late September, deep dry powder January through March, wildflower meadows in July. Shoulder seasons here are a feature, not a discount.
Elk Meadow, Three Sisters, Alderfer, and Mount Falcon all start within fifteen minutes of our homes. No pass, no parking reservation, no crowds by 9am.
Downtown is 35 minutes on I-70 in normal traffic. DEN is under an hour. It is the rare mountain town you can actually commute from.
Neighborhoods
The high shelf above town — bigger lots, longer views, the last grocery store before the pines close in.
Walkable to the lake, the creek, and eight restaurants. Best for guests who would rather not drive after dinner.
Fifteen minutes south and 400 feet higher. Quieter, woodsier, closer to Staunton State Park.
Historic mining canyon on I-70 with hot springs and the fastest access to the high peaks.
The valley west of Evergreen Lake, where Bear Creek runs upstream into Clear Creek County and the lots turn to wooded acreage.
Seasons & rates
| Winter (Dec–Mar) | Coldest nights, best hot-tub weather, lowest midweek rates. AWD or snow tires strongly recommended above Bergen Park. |
|---|---|
| Spring (Apr–May) | Mud season and heavy wet snow. The quietest and cheapest six weeks of the year. |
| Summer (Jun–Aug) | Peak season. Red Rocks calendar is full, afternoon thunderstorms are reliable at 2pm, mornings are perfect. |
| Fall (Sep–Nov) | Our favorite. Aspens turn the last week of September, elk rut in October, no bugs, no crowds. |

Evergreen questions
Licensing, altitude, parking, heat — the things guests actually ask before they book here.
Ask us something elseFrom December through March, yes — or at minimum snow tires. County plows clear the main roads quickly, but our homes above Bergen Park sit on steep private drives that can hold ice for days. Every listing page states the driveway grade and whether AWD is required.
Typically 55–70 minutes via I-70 West to Exit 252. Add 20 minutes during a Friday afternoon snowstorm. We text arrival directions with live road conditions the morning of check-in.
Easily. It is 25–30 minutes each way via Highway 74 and Morrison. We include a Red Rocks night-of guide with parking lot recommendations in the house manual.
Mild for most guests — expect a headache and poor sleep the first night if you have flown in from sea level. Drink far more water than feels necessary, skip the first-night bottle of wine, and go easy on day one hikes.
