What "hot tub" actually means here
Private to the home, and outdoors
Where a home here has a hot tub it is private to that home and outside, not shared and not indoors. Placement, cover and seating differ house to house, so they are described on each home's own page rather than promised at the category level.
Cleared and shoveled in winter
The path from the sliding door to the tub is shoveled and sanded before every winter arrival, and there is a covered hook rail for towels and robes so nothing freezes on the walk back.
Quiet hours are real
Evergreen has a 10pm noise ordinance and neighbors who use it. The tub is usable until 10pm; after that we ask you to keep it to conversation volume. We say this before you book rather than in a complaint email at 11:30.
What it costs to run
Nothing extra. Heating the tub year-round is in the nightly rate, including the January weeks when it costs us considerably more than the rate suggests.
